What the regulation says

TNCDBR 2019 counts parking spaces (cars and two-wheelers separately) against Annexure IV and recognises multi-storeyed parking lots as a building type. Mechanical and stack systems are accepted within the sanctioned parking layout where each space remains accessible.

Conditions to design around

• Parking layout is approved with the planning permit; mechanical systems shown on it with their bay sizes. • Multi-storeyed parking lots need a minimum 12 m road (Rule 35(1)(vi)). • Driveway 3.0 m one-way, 6.0 m two-way; ramp gradients per Annexure IV. • Individual house up to 300 sqm: max 2 cars + 2 two-wheelers; above 300 sqm max 4 + 4 (Oct 2025 amendment). • CMA and non-CMA areas carry different residential bands — Chennai uses the CMA column.

Relaxations and special cases

Individual houses capped at 2+2 / 4+4 spaces (2025). Different bands outside CMA (nil up to 50 sqm; car from 75 sqm).

Fire clearances

Tamil Nadu Fire and Rescue Services NOC for special and multi-storeyed buildings.
