What the regulation says

KMC Rule 77(3) allows stack car parking only where every car can be moved by shifting not more than one other car, and only at ground-floor level. Parking above the Table 6 requirement in large residential complexes, old high-rises, mega commercial projects, hospitals and educational buildings is not counted as FAR.

Conditions to design around

• Stack parking: ground floor only; each car retrievable by moving at most one other car (Rule 77(3)) — puzzle and tower systems need specific approval and are treated case by case. • Each parking space must be directly accessible from a driveway or aisle (77(3)). • Circulation driveway 4.0 m for cars, 5.0 m for trucks (77(2)). • FAR exemption for covered parking capped at 25 sqm per car on the ground floor and 40 sqm on other floors, inclusive of circulation and ramps (Rule 69(g); 2025 draft keeps 25/40 and adds 50 sqm per bus/truck). • Where the site abuts a street under 3.5 m, parking may not be insisted upon (77(5)). • Common-area inclusion differs by occupancy: included for residential/educational, excluded for other single occupancies (77(4)).

West Bengal Fire Services NOC for buildings above 14.5 m; parking layout forms part of the sanction.
