What the regulation says

BBMP Bye-law 16(f) expressly permits alternate means of parking — terrace parking, multi-stage parking and parking silos — subject to NOCs from the authorities for high-rise buildings, with a clear height of 3.6 m in the basement and the area per car determined by the authority.

Conditions to design around

• NOCs from Fire and Emergency Services and other authorities for high-rise buildings (Bye-law 16(f)). • 3.6 m clear height in the basement where multi-stage parking is used. • Area earmarked per car for mechanical parking is set by the authority at sanction — agree it before design. • Upper-floor parking only with ramps placed outside the minimum setback (16(g)). • Stilt parking is not a floor and is exempt from height if total height ≤ 15 m (16(h)). • High-rise: parking in the setback only after a 6 m fire-tender path all round (16(e)); non-high-rise: parking in a 6 m setback keeping 3 m free (16(d)).

Driveways, ramps and headroom

Basement clear height 3.6 m where multi-stage parking is used. Ramps outside the minimum setback line for upper-floor parking.

10% additional parking for visitors in residential and commercial buildings (Table 13 note).

Two-wheelers and other vehicles

Scooter bays at 2.5 sqm and cycle bays at 1.5 sqm are counted separately; Table 13 / Table 7A state the mix per use.

Relaxations and special cases

Traffic Management Plan required for high-rise structures; fire clearance renewed every two years. Parking Policy 2.0 (DULT) governs on-street permits, not building norms.

Karnataka Fire and Emergency Services NOC for high-rise; 6 m clear path around high-rise buildings.
