What the regulation says

CGDCR 2017 states parking as a percentage of utilised FSI area rather than a bay count. Parking floors, basements, podiums and multi-level parking are permitted; a vehicular ramp is mandatory for multi-level parking and a parking floor may not exceed 5.0 m in height.

Conditions to design around

• Requirement is an AREA share of utilised FSI: residential 20% (+10% visitor), commercial/office/hotel/hospital 50% (+20% visitor), assembly 50% (+20%), industrial 10%, educational 25%. • Multi-level parking requires a vehicular ramp; parking-floor height ≤ 5.0 m; parking floors carry only a 1.5 m RCC parapet and sit flush with the building face on the road side (2021 high-rise chapter). • Mechanical systems must show the equivalent area; agree the equivalence with the Competent Authority at scrutiny. • Misuse of parking area triggers discontinuance of the building use and penalties (Reg. 17 notes). • Up to 50% of the residential common plot may be used for parking after a 1.5 m planting strip.
